Short Breaks: During the winter short breaks are often on offer; either Fri to Sun nights or Mon to Thurs nights can be booked in advance.

Please note that short break holidays may be available during the high season if the cottages are still available 3 or 4 weeks before the start date. Please contact me for availability. The price quoted is 70% of the rate for the relevant week.

The price includes duvets, bed linen, towels, electricity, firewood and heating. 

Pets: There is a separate charge for domestic pets of £20 each. Please keep dogs under control and do not allow them into the bedrooms. Stabling and grazing is available for horses; please ring to discuss.

Access: Xidong Cottage is not suitable for toddlers and young children or disabled adults;  Very young babies are extremely welcome  and there is a cot available (please ask). See access statement for a more detailed description of the properties.

Deposit: To secure a booking a deposit of 25% of the total cost is required. The full amount is payable four weeks before arrival.

Cancellations: If you have to cancel the booking before the balance has been paid your deposit will be returned if I am able to re-let that week. Please see note below about holiday insurance.

Start Day: Friday or Monday; please arrive any time after 3.00 pm and on the last day please leave before 10.00 am to allow time for us to clean and titivate before our next visitors.

Please note. There is a no smoking policy for both cottages

SQUIRE FARM HOLIDAY COTTAGES TERMS AND CONDITIONS

Bookings can be made on-line or by telephone or e-mail. If making a booking by e-mail, please give your address, telephone number, number of people in your party including pets and dates requested.

A deposit of 25% of the full fee is required when booking. The outstanding balance payable 4 weeks prior to arrival.

The accommodation is available from 3.00pm on the day of arrival and should be vacated by 10.00am on the day of departure. Weekly bookings are from Friday to Friday or Monday to Monday; short-breaks are from Friday to Monday and Monday to Friday.

All heating and electricity is included

If the owner is prevented by circumstances beyond their control from making the accommodation available, they will refund all the monies paid less a small handling fee, but no further liability will be accepted.

The number in the party must be stated and must not exceed the maximum 2 people + baby.

All amenities provided by the owners for guests are used entirely at the guest’s risk and no responsibility will be accepted by the owners other than that resulting from the owner’s negligence.

Care of accommodation:- Guests are required to treat the cottages with due care. It is a condition of booking that should any damage occur, the cost of damage may be born by the party concerned, at the discretion of the owners.

Cancellations:- When you book any holiday you are entering into a legally binding contract.

Deposit payments for late cancellations are non-refundable. If your booking is cancelled more than four weeks in advance of the arrival day, your money will be refunded less a 5% handling fee.

If your booking is cancelled less than 4 weeks in advance of your arrival day the deposit payment is forfeit; only the balance (if paid) will be returned. If you paid the full booking in one go, then you will be refunded 75% of the total cost.

If the cottage can be re-booked, we will refund the full amount, (including the deposit) less 5% handing fee.

In your best interests, we strongly advise you to take out holiday and cancelled booking insurance to safeguard your holiday.

Important to read

Some of our guests have expressed their dissatisfaction at various things about the cottages, so I would like all potential visitors to Squire Farm to note that:

• The cottage is built of old stone and wooden beams and stands detached in the countryside which gives it character, but is not highly insulated.  While we provide very adequate heating, there will be draughts and it is adviseable to bring suitable warm clothing and shoes.  
  Due to the above, this also means that insects and wildlife occasionally infiltrate the building; please be aware of this and if you have a serious problem with bats or spiders, it may be wiser to book a town property.
• Our farm road does have potholes and we are constantly filling them.  Please take care when coming up the track.  Unless you have a very low-slung car or a trailing exhaust pipe, you should not have a problem.  I have an Audi A1, which has not been damaged by our track in the twelve years I have had it.
• Xidong is decorated and furnished in an oriental style; this does not include soggy sofas!
